My Marketing Plan-in 24 steps

 1. Provide a comparative market analysis report - to assist you in deciding on a fair market value for your property.

2 Provide recommendations regarding home –improvement requirements, if necessary,

And find key selling features of the property.

3. Take all measurements, floor plans and property description, take pictures and order a Virtual Tour for multi-media marketing and to include into the MLS presentation, create a professional home feature sheet.
4. Attach a “Supra” lockbox to maximize the amount of showings you will get.
5.Place my professional highly recognizable “ Re/Max” lawn sign on your property 24/7
6.Upload the listing to Mls.ca ,torontomls.net, realtronhomes.com-RE/Max Realtron website,mariusmitrofan.ca-my personal website for access by more than 41,000 licensed Real Estate professionals and millions of potential buyers.

7. Saturate your area with target marketing mailings and flyers advising that your property is For Sale.

8. Send information about your home to my personal data base of over 2000 potential buyers.
9. Continuously monitor neighborhood sales activity.
10. Within the first week, hold an Open House for realtors.
11. Hold weekly” Open House” opportunities for the public to view your property, if you desire.
12.Fax listing details to neighbouring Real Estate Offices& Contact via e-mail, every agent that is a member of Toronto Real Estate Board, (which includes all of the surrounding areas) ,that has a buyer w/criteria that matches your property..

13. Prepare a “Take-along CD” for any interested buyers which will include photos and any important info.

14. Create a lender information flyer for prospective buyers to show them how to afford your property.

15. Prepare an” our home“binder with highlights about your home and your area. It will also contain highlights about “your city” attractions for any potential relocation buyers.

16. Make appointments for showings/inspection, and follow-up with all buyer agents showing your property.

17. Discuss and send a weekly Marketing Status Report. You will be informed of the good and the bad feedback about your property. You can call me also anytime, 24/7, for an update.

18. Promptly return your calls within 15 minutes
19.Provide 24 hrs access on my website for property feedback from salespersons and potential buyers.
20.Provide weekly an update of competitive listings
21.Within 3 weeks analyze the real estate activity in your neighborhood
22.Advertise on other media (newspapers, Radio, TV) if necessary .
23. Contact all Real Estate offices in the neighbourhood any time there is a price adjustment.

24. When an offer is presented, I will assist you with any contract negotiations, addendums, counter-offers, etc. and negotiate on your behalf for the best terms and to achieve the highest price possible.

After the terms have been agreed upon:

I will present, explain and advise you about all counter-offers.
I will advise you of, arrange, and negotiate all possible needed inspections, (including but not limited to municipal, fire, gas, building, termite, radon, environmental, etc.)
I will assist you, if needed with any matter related to closing.
I will make sure that your buyer is qualified for homeowners insurance (required by his lender) and that he remains qualified for his loan during the pre-closing period.
I will continue to track the progress of your sale with the title companies, lender, and buyer and attempt to correct any difficulties before you have to be involved so that you can close on your home and enjoy a smooth transaction.
I will be available to you long after the closing, hopefully, as your friend and Real Estate consultant.
